*Tonn and Blank Construction, LLC * *Job Description * *Program Manager * Classification: Exempt, Full Time Supervisor: Vice President, Program Management *_Overview _* The purpose of this standard procedure is to define the job description of the Program Manager through the outline of his/her duties, authorities, and responsibilities.
This is a project leadership role requiring excellent organizational, planning, communication and relationship building skills.
Must have extensive experience in healthcare design and construction and have demonstrated the ability to take ownership responsibility for projects.
Will be required to develop capital budgets, lead the design process and represent the client during the construction phase.
Will also be required to coordinate the work of consultants, vendors and facilitate staff participation and support.
The ability to interact successfully with hospital leaders, users, support staff and outside consultants will be vital.
Tonn and Blank Construction will maintain an open-door policy and require a teamwork approach and sharing of responsibilities.

*_Experience/Education/Requirements_* * Bachelor’s Degree * 10 + years of experience in project management * 5 + years of experience in a healthcare in either construction project management or facilities project management.
* Successful drug, alcohol, MVR and background checks * Willing to accept responsibility to acquire specialized training *_Skills and Personal Attributes: _* Skills required: * Knowledge of healthcare design and construction * Ability to develop accurate program scope assessments based on preliminary user needs and information.
* Ability to consistently prepare accurate program budgets and schedules.
* Ability to lead the development of multiple healthcare projects from feasibility to go-live.
* Anticipates, troubleshoots and resolves problems before they escalate.
* Ability to successfully negotiate with consultants and contractors.
* Working knowledge of construction legal issues including contracts, liens, labor standards, safety standards and other related topics * Ability to manage all aspects of projects effectively and efficiently including budgeting, scheduling, QA, safety, billings and contract management.
* Ability to handle multiple projects while maintaining attention to detail * Ability to meet deadlines and work in stressful situations * Excellent verbal, written, communication and computer skills * Ability to interact successfully with all team members and management * Adapts easily to rapidly changing conditions and parameters.
* Demonstrates good decision making and critical thinking skills Knowledge of Microsoft Office Applications with strong expertise in Excel * Must be able to communicate and support company policies and initiatives *_Job Description Detail_* Duties and responsibilities will include: * Work with Administration and Department Directors to develop initial project scope, capital budget and timelines.
* Facilitate the RFP selection process for the project Architect and other consultants.
* Negotiate consultant & vendor contracts and manage the change order and invoice approval processes.
* Coordinate the development of the project schedule and phasing plans * Manage the project team to keep on task, on budget and on schedule * Track project buyout, PO’s issued and pending.
* Track project costs and prepare cost to complete & cashflow projections * Assist the owner with the evaluation, procurement and management of equipment, furniture and technology.
* Prepare routine Project Reports to keep the client informed throughout design and construction Other duties: * Attend all required company meetings * Represent the company in a professional manner * Comply with all company policies and procedures * Support the company’s safety policy * Maintain confidentiality of company and client information * Other tasks as assigned.
*_Measures of Performance_* The Program Manager shall be deemed to be performing in an acceptable manner when the following are accomplished: * All projects are being led to a successful completion * All projects are being completed within the contractual terms, in accordance with the project specifications, delivered on time and within budget * All project reports and documentation is accurate, complete, timely and current * Budget projections are forecasted accurately, current and timely * Owners are happy with Tonn and Blank, feel that we are adding value to the process and will use Tonn and Blank on future projects * Program Manager complies with all Tonn and Blank policies and procedures and works to promotes safety first.
